Out-of-Town Investors

As an out-of-town investor, please be careful. It's very easy to be taken advantage of when you are not there to see and oversee the property. FlexBuy Homes will not let that happen. If you only buy one property from us this year, then we have failed you. Our goal is that you have such a good, and profitable experience that you not only come back to us for your next deal but also refer us to others.

If you need help with financing, we can tell you where to go for that. If you don't know any good contractors in the Carolinas, we can help you with that as well. In fact we can take care of everything from start to finish for you or give you all of the local referrals you will need.

• All closing documents will be sent Overnight Mail or emailed to you.

• We guarantee rent for the first 3 months. Normally a tenant is found in 1 - 3 months.

• You will receive a rent payment which can be direct deposited into your account. We can refer a great property management company for each of our properties.

• For our remodeled properties your purchase will be 65% - 90% of appraised value. For fixers the LTV will be 50%-70% of the "Subject To" appraisal (this includes the estimated cost of repairs). We will provide you with a current appraisal for each property you buy.

• We will provide you with written repair estimates when available. We buy our houses based on a "best guess" estimate of repairs. Due to the volume of properties we buy we sometimes get offers on houses that we have yet to get a detailed written estimate on. In these cases the buyer is especially encouraged to have their own inspections done to determine if the property is a deal for them or not. We suggest that it is a good idea to have your own inspections anyway.
