Option A: Completely Turnkey Solution

  • Purchase an updated property from us completely ready for a lease option tenant or renter.

  • ALL WORK IS GUARANTEED!

  • 65% to 90% LTV.

  • We Guarantee a tenant will be in place at the time of closing or we will cover your payments until we find one.

  • We manage the property for you. You pay us a small management fee (usually 10% of the collected payment and half of the non-refundable deposit on Lease Options).

  • Keep the property as long as you want, sell whenever you want. There is no long term commitment required and no penalty/charge/fee when you sell like you will have with most Realtors that manage properties

 

 
 

 

Option B: The Handoff

  • Purchase an updated property from us completely ready for Lease Option Tenant or renter.

  • ALL WORK STILL GUARANTEED!

  • Still 65% to 90% LTV.

  • We Guarantee a tenant will be in place at the time of closing or will we cover your payments for up to 3 months while you find one.

  • You manage the property.

  • You keep as long as you want or sell when you want.

  • We provide you with any local referrals that you may want or need.

 

 
 

 

Option C: The Credit Partnership

  • We locate and purchase a property.

  • LTV will never exceed 70% including repairs.

  • We do the work you pay for the repairs.

  • All WORK STILL GUARANTEED!

  • You refinance the property not to exceed 70% LTV.

  • We find a Retail Buyer.

  • You split the profit with us when sold.

  • If the property is sold on a Lease to Own:

    • We manage the property for the duration of the lease.

    • We keep the initial down payment.

    • You get the tax breaks!

    • You keep any positive cash flow.

    • You pay us a small management fee.

    • You split the back end profit with us when the Option is exercised.

 

 
 

 

Option D: The Joint Venture

  • You Purchase a property from us as/is (usually $5,000 to $60,000 in repairs needed)

  • We do the work you pay for the repairs.

  • ALL WORK GUARANTEED!

  • LTV will not exceed 70% (including repairs).

  • We market the property for Sale or Lease Option.

  • We split the profit when sold.

  • If the property is sold on a Lease to Own:

    • We manage the property for the duration of the lease.

    • We will split the initial down payment

    • You get the tax breaks!

    • You keep any positive cash flow.

    • You pay us a small management fee.

Option E: The Wholesale Flip

  • You purchase a property from us as/is (usually $5,000 to $60,000 in repairs needed).

  • You do all of the work.

  • Unfortunately, we can not guarantee YOUR work!

  • LTV will not exceed 70% (including repairs).

  • You market the property for Sale or Lease Option.

  • You keep all of the profit when sold.

  • You (or your management company) manage the property if Leased or rented.

 

 
 

 

Option F: Create your Own

  • You tell us what you want to accomplish.

  • We will work with you to customize a plan to help you achieve you goals.

  • Both parties must be happy with new plan.

 

 
 

 

Option G: Be The Bank

  • Financial investment only.

  • No work Required.

  • Earn 10% - 20% simple interest on your investment.

  • Your investment secured with a 1St mortgage.
