Any information we give is given with the understanding that it is offered as “Our Personal Experiences” NOT our advice or council to you in any one area. We recommend you seek out the council of a professional in the area of your interest. (i.e. tax’s, loans, etc.) Upon acquisition we have the property appraised, inspected for housing condition and wood destroying organisms and a repair estimate is given by a licensed contractor. All of this due diligence is made available to you through our website. We rely on licensed state certified 3rd party professionals for the information they provide. While we do believe their council to be accurate, we recommend you assess that for yourself. If you would like any of this due diligence reviewed we welcome you to seek out your own state certified 3rd party professionals for an additional opinions.

The majority of the properties on our website are occupied by a resident or ready for a resident. We go to great lengths to assure that at the time the property is sold the residents monthly rent payments are current. Although we have thoroughly screened and interviewed our tenants we do not guarantee payments on behalf of the tenant nor do we vouch for the quality of the tenant or the expected length of their future tenancy [except for the three months we guarantee following our transaction].

Purchase Process:

We ask that if you are local you drive by the property and inspect the neighborhood. Please do not bother the tenants, as some properties are occupied. Buyer must then line up financing and call to set up a time to inspect the property. Some properties may need to be purchased with cash or hard money, while others can be purchased with conventional loans, please inquire. All properties require a non-refundable $2500 deposit to hold a property. This deposit is not the same as the earnest money deposit. This is a deposit to ensure we hold the property for the buyer thus taking it temporarily off the market. This requirement may be waived at our discretion. Buyer is required to do their own due diligence to determine valuation, condition, etc, of properties.

 

FlexBuy Homes, LLC's pricing is net to seller. Buyer is responsible for all closing costs. Realtors are asked to add any commission to the list price, unless an agreement is made beforehand. The principal of any and all real estate transactions from this website is FlexBuy Homes, LLC. Buyers are asked to do their own due diligence in regards to all properties listed on FlexBuyHomes.com/Investments. Properties listed on FlexBuyHomes.com/Investments are obtained through various sources. They are all owned by the principal of FlexBuy Homes, LLC. However we reserve the right to, at a future undetermined date, allow properties that are acquired via partnership between FlexBuy Homes, LLC and a qualifying third party where they may receive an assignment fee or commission. Properties may also be listed through a listing agreement or as a courtesy to other wholesalers. If such an arrangement comes into existence you will be made aware in the property listing of the third party connection. Said third party will have have to agree to have their contact information in the ad. The buyer will deal directly with the seller.

UPON SALE:

All properties on our website are sold in “As Is” condition. We know of no latent defects to the Property and know of no facts materially affecting the value of the Property. When both the buyer and the seller agree on the terms of the purchase and sale agreement, the buyer is required to deposit their earnest money with our licensed closing agent. The earnest money is fully refundable except in the event the buyer defaults on the purchase and sale agreement after 30 days of mutual acceptance of buyer and seller. Both the buyer and seller agree that the buyer does not have the right to assign the purchase and sale agreement and the terms and provisions in that agreement shall be binding upon and inure to the benefit of the parties listed therein, their successors, representatives, and heirs. FlexBuy Homes, LLC will pay all of the seller side closing costs, however we take no responsibility for the buyer side closing costs unless otherwise expressed in writing. The buyer will be responsible for the cost of all due diligence on the property including the appraisal, survey, and inspections. If the Buyer chooses to get additional due diligence it is at their discretion, and is also at their own expense. All properties are delivered with clear title and it is mandatory that the buyer purchase a title insurance policy at closing.

All sales are final:

However we want our buyers to be happy with their transaction and give us repeat business. So we will entertain the possibility of a buy back at any time the first year of purchase [on a case by case basis]. If within 12 months of your closing date you decide you would like to sell your property back to back FlexBuy Homes we agree to make an offer to buy it back. We do not guarantee that our offer will be acceptable or that your offer to us will be acceptable. We do guarantee that we will do our best to come up with a solution that is mutually beneficial.
