Your investment is secured by a mortgage on a property that we own. It is important to note that we NEVER take possession of your money. You send it directly to the closing attorney who then closes the transaction using your money. The attorney has us sign a Deed to Secure Debt at closing ensuring that when we sell the property, you are the first person to be paid. Your name will be filed as the lender of record on the property in first position. Instead of it saying "Loan from Wachovia" on the deed, it will say "Loan from [insert your name here]". Here's the greatest part of your investment. Let's assume the worst. Let's say that we never make you a payment, and decide to close our doors and relocate to Alaska. Well, you now have to foreclose on us. But guess what, instead of losing money, you actually MAKE MORE. We only buy houses at less than 70% of their appraised value. And that's at the high end. Typically we're buying them for 60-65% of their value. Before you get too worried, we've never been foreclosed on and we can provide references of other individuals who have loaned money secured by our real estate. This is simply a low stress way for you to earn almost double the historical return that the Dow Jones Industrial Average offers you. And it will be secured, 100%, by real estate at less than 70 cents on the dollar.

Investor Parameters: Maximum Loan: 70% of ARV (After Repair Value) Loan Terms: 10%-20% Interest (request copy of investment documents) Proof of insurance presented at closing. Certified Appraisal obtained prior to closing. Funds never given directly to our company and always sent directly to closing attorney. Investor is always in first position on the title. No additional loans are allowed to be obtained against the subject property. Example: ARV of House in good condition = $135,000 Necessary Repairs = $15,000 Maximum loan would be for $135,000(ARV) x .70= $94,500 The majority of this loan would be for the purchase price. The remainder will go toward repairs and closing costs. Interest payments are due on the last day of the first full month after closing and then monthly, quarterly, yearly or after the sale of the property. It all depends on the investor program you choose. When we sell the property, all of your original loan is paid back to you and you get to keep all of the interest you made over the course of the loan.
